You keep your leases and rent receipts on a spreadsheet and some Word templates, and each year's rent review means digging out the formula again, hoping you have not forgotten a receipt already issued. An unpaid rent drags on, and it is up to you to remember to chase it.

Who the application is for

For landlords who manage a handful of rental units themselves in France, without a property company or managing agent, and who want a single place for their leases, rent receipts, move-in and move-out inventories, and the annual rent review.

What the application does

  • Keeps each rental unit with the full history of its leases, and refuses two active leases whose dates would overlap on the same unit.
  • Generates the monthly rent receipt from the lease, with its configurable legal wording, and emails it to the tenant.
  • Detects payments received every day and chases unpaid rent by email, up to the number of reminders you set.
  • Produces the move-in and move-out inventory, with meter readings, as a printable document.
  • Applies, on the effective date you choose, the index review you enter yourself, without ever recalculating receipts already issued.
  • Works out the annual charges statement in proportion to the days of occupancy, against the provisions already billed, and generates a balancing invoice or a credit note.
  • Lets the landlord decide for themselves whether each charge is recoverable or not, never deciding on their behalf.

Day to day

  1. Create the unit, then the lease with the rent, the provisional charges, the deposit and the guarantors, and activate it.
  2. Generate the month's rent receipt from the lease, and let the daily check detect payment or chase unpaid rent.
  3. On the review date, enter the old and the new index, then apply: the new rent takes effect from that date onwards.
  4. Carry out the move-in or move-out inventory, take the meter readings, then print the document.
  5. At the end of the year, declare your recoverable charge items, then run the statement: the balancing invoice or the credit note follows from it.

What the application does not do

  • It does not fetch any review index from an official source: entry remains manual, for you to check at each review.
  • It never decides whether a charge item is recoverable: that is for the landlord to decide, under their own responsibility.
  • It does not manage any public rent guarantee scheme, and does not file anything electronically with the tax authorities.
  • It does not manage condominium matters.
  • This application is designed for renting out property in France; French tenancy law changes, and it does not replace the advice of a professional or the relevant authority.

Free and full editions

The free edition already carries the units, the leases, the rent receipts with their legal wording and their email delivery, unpaid-rent tracking with automatic reminders, and the move-in and move-out inventories. Getting started

Create your units, then your leases with their amounts and guarantors, and set in the settings your receipt's legal wording and the maximum number of reminders. For the review and the statement, prepare your indices and your charge items before the first deadline: the application calculates, but you are the one who checks each value against official sources.
